  • ALL RENT NOT  MADE BY THE 5TH OF MONTH, WILL HAVE A $25 LATE FEE. NO REFUNDS GIVEN FOR EARLY DEPARTURES OR TO TENANTS WHO FAIL TO FOLLOW RULES AND ARE ASKED TO LEAVE.

PETS  RULES:

  • SMALL PETS ARE ALLOWED, BUT MUST BE ON LEASH WHEN OUTSIDE.
  • PET OWNERS MUST COMPLY WITH ALL APPLICABLE STATE AND LOCAL LAWS AND ORDINANCES.  PROOF OF RABIES SHOT IS REQUIRED.
  • TENANT SHALL REMOVE PETS UPON DEMAND THAT ARE DISTURBING OTHER TENANTS.
  • NO LARGE DOGS ALLOWED; PIT BULLS, ROTTWEILER, GERMAN SHEPHERDS, OR DOBERMAN.
  • EXCESSIVE BARKING WILL NOT BE TOLERATED, YOU WILL BE ASKED TO REMOVE PET.

LIABILITY:

  • PONDEROSA RV PARK , LLC., WILL NOT BE RESPONSIBLE  FOR LOSS OR DAMAGE TO TENANT’S PROPERTY DUE TO THEFT, VANDALISM, FIRE, ANY OTHER CASUALTY OR ACT OF GOD.
  • RV TENANT EXPRESSLY ASSUMES ALL RISK OF SUCH LOSS OR DAMAGE AND SHOULD CARRY HIS OR HER OWN INSURANCE.
  •  IN ADDITION, DAMAGES OF ANY KIND CAUSED BY THE TEMANT OR GUESTS VISITING THE PARK SHALL BE BILLED TO TENANT.
  • SMALL CHILDREN ARE NOT ALLOWED TO BE LEFT UNSUPERVISED AT ANYTIME WHILE VISITING ON SITE. THEY MUST BE ACCOMPANIED BY A PARENT OR ADULT AT ALL TIMES WHILE IN RV PARK.

UNIT REQUIREMENTS:

  • ALL UNITS MUST BE IN GOOD WORKING CONDITION AND CLEAN.  
  • MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE TO ANY RIG BASED ON ITS CONDITION AND/OR APPEARANCE.
  • ALL UNITS MUST BE SELF-CONTAINED AND IN GOOD WORKING ORDER.
  • NO RV UNITS WITH WINDOW AC ALLOWED.
  • NO TENTS, POP-UP TRAILERS, OR HORSE RV UNITS PERMITTED.
  • NO HOUSEHOLD APPLIANCES ALLOWED OUTSIDE OF UNIT.
  • ALL RVs MUST BE COMMERCIALLY MANUFACTURED.

GENERAL INFORMATION AND SITE RULES:
  • POSITIVE SEWER SEAL AT BOTH ENDS OF YOUR SEWER HOSE IS REQUIRED ON ALL SITES. “O”RING OR “DONUT” MUST BE USED FOR HOOK-UP.
  • KEEP YOUR SITE LITTER FREE INCLUDING CIGARETTE BUTTS. DO NOT STORE BOXES OR OTHER ITEMS UNDER OR AROUND UNIT.
  • GARBAGE DUMPSTER IS PROVIDE.  DO NOT LEAVE TRASH OUTSIDE DUMPSTER.
  • ALTERATIONS TO SITE ARE NOT ALLOWED. NO CLOTHES LINES OR GARMENTS HUG OUTSIDE.
  • GENERATORS CANNOT BE OPERATED IN PARK UNLESS EXTENDED POWER OUTAGE OR FOR MAINTENANCE OF UNITS DURING DAYTIME HOURS.
  • NO MORE THAN (2) VEHICLES PER SITE. ALL VEHICLES MUST HAVE UPDATED REGISTRATION AND INSPECTIONS AND BE IN GOOD WORKING ORDER.
  • NO OVERHAULING OR REPAIRING OR OIL CHANGES OF YOUR VEHICLE OR MAJOR RV REPAIRS ALLOWED ON SITE.
  • NO WASHING RV OR VEHICLES  ON PREMISES ALLOWED
  • OPEN FIRES ARE PROHIBITED. BBQ PITS ARE ALLOWED, BUT DONOT DISPOSE OF ASHES UNTIL COOLED.
  • INTOXICATION WILL NOT BE TOLERATED. ALCOHOLIC BEVERAGES MAY BE CONSUMED AT YOUR SITE ONLY. NO ONE UNDER 21 WILL BE ALLOWED WITH ALCOHOLIC BEVERAGE ON SITE.
  • NO ILLEGAL DRUGS OR ILLEGAL SUBSTANCES OF ANY KIND ON PARK PREMISES.
  • LIMIT SPEED TO 5 MPH.
  • QUIET HOURS ARE FROM 10 PM TO 7AM.  BE RESPECTFUL OF DAY SLEEPERS WHEN POSSIBLE.
  • RESPECT THE PRIVACY OF FELLOW TENANTS AND DO NOT WALK THROUGH OTHER OCCUPIED SITES.
  • VIOLATORS WILL BE PROSECUTED AND IMMEDIATELY EVICTED WITH FORFEITURE OF RENT PAID.
  • THIS IS PRIVATE PROPERTY. OWNER RESERVES THE RIGHT TO REFUSE SERVICE, TO EVICT, OR REFUSE ENTRY TO ANY PERSON WHO HAS DISREGUARD FOR THE RULES WITHOUT A REFUND.
  • PARK FACILITIES OR EQUIPMENT ARE INTENDED FOR THE CONVENIENCE OF TENANTS. TENANTS USING THESE FACILITIES DO SO AT THEIR OWN RISK.
  • PARK OWNER ASSUMES NO RESPONSIBILITY FOR ACCIDENTS, INJURIES, OR LOSES FOR ANYONE.
  • WE RESERVE THE RIGHT TO ENFORCE, TO CHANGE RULES, AND THE RIGHT TO REFUSE ADMITTANCE TO PARK.
  • WE RESERVE THE RIGHT TO MAKE CHANGES TO THESE RULES, REGULATIONS, AND FEES THAT WE DEEM NECESSARY.
  • ALL TENANTS MUST REGISTER AND FILL OUT INFORMATION SHEET.

ELECTRICAL:

ELECTRICITY IS BASED ON KWH USED. ELECTRIC METER IS READ AT MOVE-IN AND CHECK-OUT. MONTHLY ELECTRIC WILL BE BILLED WITH MONTHLY RENT STATEMENT. IF ELECTRICAL METER SUPPLYING RV IS INOPERABLE, A FLAT RATE OF $5.00 PER DAY WILL BE CHARGED TO ACCOUNT FOR ELECTRICAL SERVICE.
